0. Executive Summary
Schedule is one of the three main objectives in project management field. A project’s success can be simply defined as to get the job done under the time and cost limitation. Scheduling is the process used to determine the overall project duration and when events and activities are planned to happen (AMP, 2006). Through scheduling, managers can make a clear identification about which tasks or events are the most crucial parts in the whole project. Engineering project progress scheduling and control are very important to the project construction operator (Sears etc., 2008). Organizing the performance progress schedule and timely identifying and adjusting the discrepancy between the practical progress and the scheduled progress are the basic works for the project managers to realize.


However, scheduling is not as simple as to identify which events exist in the project or let those series of tasks or events in order to match the practical progress. Scheduling is also a matter of optimization. Some arrangements which are feasible to executive, but they are not the best. The final target of scheduling is to find out a specific plan in order to keep the best balance of the project quality, cost, time and other requirements of the project. These series of works can not be completed only by people’s judgment which is based on experience or instinct but not scientific ratiocination. As an important of management science, project management has developed a lot of efficient analysis tools to solve those problems stated before. Depending on the usage of these tools, the result of scheduling works can be seen as stable and correct.


This report will mainly focus on the real engineering project practice to show the importance and process of project schedule planning, which is the fundamental of project implementation. The target project is the construction of a Synthesis Building which is consist of a main building and an attached building and located in Jiangsu Province, People’s Republic of China. In order to formulate a proper schedule plan for the target project, a sequence of mature project management tools will be used. First of all, work breakdown structure technique will be used to identify and standardize the events included in the project. And then, network diagram and Gantt chart will be adopted in order to identify the critical path and the mile stone events in the project. Finally, considering keeping the balance of time and cost, a cross-analysis related to those two issues will be used.


Part 1: Schedule Planning & Assumptions
1. Assumption Declaration
1.1 Project Description
Tiancheng Synthesis building is located in a commercial area in Jiangsu Province, People’s Republic of China. The overall construction area is 17205.91m2, including an office building which has 9 floors above the ground (construction area: 9006.00 m2) and a underground parking lot (including the facility floor which is also set underground, construction area: 5336.36 m2) and an attached building which has 2 floors above the ground and used for gym (construction area: 1340 m2) and dining hall (construction area: 1523.55 m2). The plane size of office building is 73 meters long and 17.35 meters wide. The height of first floor of office building is 4.8m and other floors are 3.9m. The plane size of the attached building is 27.9 meters long and 26.7 meters wide, the floor height is as same as the office building. The structure of the synthesis building is cast-in-place reinforced concrete and the foundation form is box foundation in office building part which is supported by the shear walls underground and pile foundation in attached building part. The office building and the attached building are connected by an overline bridge which is assembled in the second floor. Except the influences caused by building size and the foundation form, the other parts of both office building and attached building are the same, including façade decoration (glass curtain wall and stone curtain wall are all used in the two buildings), interior furnishing style, electrical equipment etc.. Besides, this construction project also covers gardening and so on.


1.2 Schedule Planning Assumption
Assumption 1: Time Calculation
1) Gregorian calendar is used when we calculate the time.
2) We assume that the project will be initiated at Nov. 8th, 2011.
3) After the project starts, the project will process continuing without holiday or weekends.
4) All kinds of time-bound are neglected in this part especially the total duration limitation and specific time limitation for individual tasks.
5) All the tasks are set by the Earliest Start Principle which means start as soon as possible.


Assumption 2: Cost Calculation
1) All kinds of costs are exchanged into euro dollars (fixed exchange rate is used depending on the average level in Nov., 2011).
2) Costs are happened at the start of each task.
3) We assumed that taxes, loan interests and price inflation are included in by the cost evaluation.
4) Not to take risk costs into account, for example: extremely weather, nature hazard and engineering claim.


Assumption 3: Project Implementing
1) The field (working face) is large enough so that we do not need take this issue into consideration when making schedule plan.
2) All tasks in the project (both visible and invisible tasks) are clearly and correctly identified without any mistake or neglect.
3) Other resource’ limitations are not considered except cost.


2. Detailed Project Schedule Plan (See Appendix)
Through the detailed project schedule plan, it is easy to figure out that the total duration of the project is 574 days and will be finished at Jan. 17th, 2014. The total cost of this project is €11,095,740.


NOTE: The data used in project scheduling are all authorized by Tiansheng Construction Group which is the general contractor of Tiancheng synthesis building construction project. The relationships between each task and the cost of every task are made based on the historical engineering experience.
